Use this for Steps to Reproduce:
Set Fortnite matchmaking region to NA-East. The Settings menu reports approximately 38 ms.
Launch a published Creative map such as Martoz FFA Turtle Fights.
Observe the in-game ping using Net Debug Stats. Published Creative instances may show approximately 70–90+ ms.
Leave the map and launch another published Creative map such as Raider464 1v1 Build Wars, The Pit, or Free Build Practice 1v1v1.
Observe that ping remains significantly higher than the NA-East latency shown in Settings.
For a controlled test, use two Fortnite accounts on two different computers on the same network.
Join separate Martoz FFA instances. One instance may show substantially different latency from the other.
Then place both accounts in the same party and join the same Martoz FFA instance.
Observe that both computers report approximately the same ping when connected to the same instance, even if one computer uses Ethernet and the other uses Wi-Fi.
Compare this with a personal/creator Creative island, which can run near the expected NA-East latency.
Expected Result
Creative matchmaking on NA-East should provision an instance reasonably close to the latency Fortnite reports for the selected region.
Observed Result
Published Creative maps are frequently assigned server instances with much higher latency than the selected NA-East region indicates. Fortnite reports approximately 38 ms for NA-East, but published Creative sessions have ranged from approximately 48 ms to 91+ ms.
Examples observed:
Martoz FFA Turtle Fights: 76 ms in one instance
Raider464 1v1 Build Wars: 70+ ms
The Pit: 83 ms
Free Build Practice 1v1v1: 91 ms
My own Creative creator island: 33 ms
I also tested Martoz FFA using two Fortnite accounts on two separate computers. When the accounts joined different Martoz instances, the Ethernet-connected PC showed 51 ms while the Wi-Fi laptop showed 75 ms. When both accounts joined the same Martoz instance, both systems showed 48 ms.
This indicates that the large latency variation follows the Creative server instance being assigned rather than the computer or Ethernet/Wi-Fi connection.
My personal Creative island consistently runs near expected NA-East latency (~33 ms). In contrast, published UEFN creator maps such as Martoz FFA Turtle Fights, Raider464 1v1 Build Wars, The Pit, and Free Build Practice 1v1v1 show substantially higher ping. The higher latency still occurs when I launch these published maps as private sessions, so the issue does not appear to be caused by public matchmaking population.

Additional Notes
The issue is reproducible across multiple unrelated published Creative maps and appears to be tied to which server instance Epic assigns.
A particularly useful control test was performed with two Fortnite accounts on two separate systems on the same home network. When the accounts were placed into different Martoz instances, one system showed 51 ms and the other 75 ms. When both accounts joined the same Martoz instance, both showed 48 ms, despite one system using Ethernet and the other Wi-Fi.
This strongly suggests the latency variation is associated with Creative server-instance placement rather than the client device or local connection type.
The difference is large enough to materially affect editing, building, piece control, wall replacement, and combat timing in mechanics-focused Creative maps.
Fortnite matchmaking is set to NA-East, which reports approximately 38 ms. My own Creative creator island has also run at approximately 33 ms, showing that low-latency Creative connectivity is possible from the same network.
The behavior is seen with other creative maps as well like raiders464 build fights and more.
