Try disabeling the sRGB checkbox on your rougness map. After that you material will need some changes. Open your material select your roughness map in your material and in the left side of the screen set it’s color space to linear color.

Maybe your roughness map isn’t a roughness map, it’s a glossines map. In this case put an invert node after your roughness map in your material

Your specular value is to high. The best solutuion is to leave the specular port empty.

Wird shinines also can caused by bad normal map. My solution for this case, is delete your normal map in your projects content browser. Search you normal map in the explorer and put a “_n” on the end of the file name. Then import to unreal. Because the naming your normal map will be imported as normalmap with the correct settings.
