Loading lightmaps and black borders around objects far from the camera

Greetings! I am asking for help in solving a couple of problems that I encountered while working in Unreal 4.27. You can watch the video that I attached to the letter. The first problem is the appearance of a black border around objects when the camera is farther away, or on objects that are far from the camera. The second is the loading of lightmaps right during the game, when objects come into the field of view of the camera. Also, if during rendering, I turn off the compress lightmaps, flickering lightmaps occurs constantly, and not only when it enters the field of view of the camera.
