light problems

hi there
why does this happen! only one corner. i tried another project. i modeled another model but no luck. increased light map size.
nothing works.
always one wall has this.
i built light on production and tried relocating the light

the model is made in 3ds Max. Uvs are correct and unwrapped.

i solved this by not creating the whole level as one model. but by creating modular pieces and i did the UV mapping in 3ds max.
