High - Material Instances with textures set as parameter doesn't work

Material instances that have textures set as parameters doesn’t seem to work.

Creative (shows original texture, not the one assigned through the MI):

I changed the materials and made my own using those textures, and they still don’t work in Creative. I am attaching the project file to check:
