Why is there holes in my landscape during runtime but not debug view?

There’s holes in my ground. I realize it’s related to landscape tile streaming somehow, but I don’t know how to fix it. Here’s what it looks like:

Bumping up Loading Range in World Settings:

shows a grid on the ground indicating how far away the landscape proxies will be loaded
