Where do I find the project file for Interactive Material Swaps Using Blueprints class?

In the Class:
Exploring Blueprints
There is a section:
Interactive Material Swaps Using Blueprints

It says “There are no project files associated with this course.”
Video is Blueprints Visual Scripting: Part 1- Introduction and Material Collection
But the first thing the guy says is “If you want to follow along, go to the learn tab, and download the project -Realistic Rendering.”
I searched the FREE section on the market, and can’t find that file.

If you go to the learn tab ( top ) in the Epic launcher, there is:

I fear that might be as close as you can get…

better than nothing.
If the file no longer exists, there should be a note in the 'More information" tab, and what file to use in it’s place.
Looking at the reviews (recent reviews: 12-2020) people complain it freezes during load, and others are looking for the same file I am for the same class.
39% seems to be where it stops loading.

I click Download, create Project, then it says “Installing” and give a progress bar that completes.
Then The project shows up in my Projects list.
Click on it… and…

yep.
39% is the dead zone.
Initializing… 39%.

It hangs there for about 2 minutes +.
I have a High end CPU (AMD 9) and Graphics card (3070), and 64GB Ram and it ramps up the fans, at this point.

Then it starts grinding again.
It fully opened.
