So what happens is when I switch to top view from perspective or any other view in Unreal 5.3 firstly my landscape is not visible either lit, unlit or wireframe, so when I try and zoom in or out… the editor crashes?

Hi, I found a solution
Just put a cube(or other object) on the map, put the top view and then select the mesh, press F to focus on the object and that’s all!
You will be able to see the top view.
I was having the same issue. It turned out was because I had a large ocean volumn in the map, whenever I open the four-viewports, it crashed. I had it fixed by turn the ocean invisible.
