UE5 licensee vs general licensee. Licensing conflict question for 'open source' project with Unreal Engine 3d models

Please only answer if you are an Epic employee.

Assume I am making an ‘open source’ game on github/gitlab, and selling it for 0$ or… 5$.
Assume I don’t have any copyleft GPL like licensed code or assets in my project. I am not actually using UE5 source code.

  1. according to forum thread number 440564 → If I am reading it correctly, I can make open source UE5 project using content examples like Lyra shooter project etc. I don’t need to fork unreal engine in github.
    Right?
    I am asking this because I heard unreal default mannequin or textures/animations can’t be open source in github, it’s not under general royalty license, it have be licensed by Epic

  2. Or maybe I need to get Epic’s approval somehow if I want to make open source project on top of Epic made UE5 templates like Lyra or Ancients.

  3. Assume I am using some CC-share alike or CC-Non commercial assets from Sketchfab in my game, then selling the game for 0$, a non commerical project.
    Does non-commercial CC-SA-NC assets prohibits making an unreal project ‘open source’? There is a term and condition in UE5 about CC Share Alike but I am not sure about the context of it
