Ue 5.2 Slows When using multiple editor windows

Ue5.2 slows down massively when i open another window.
i go from 120 fps down to 17fps just by opening anything in a new window.
examples of windows i open that drop fps, project settings/blueprints/material editor/meshes.
its coming to a point where its unbearable to try to do anything in the editor.
all drivers are up to date.
when I open another window my GPU usage goes from 50% to 15% and my C drive gets 30% usage.
i have included two images to show this. on the left half is 1 window is open and on the right 2 windows are open


unreal seems to only be using some of my CPU cores at all times. look at included image.

I have also used trace and the cpu goes from 51ms to 444ms but also there are a lot of waits when 2 windows are open. wait example “GameThreadWaitForTask”… on the left half is 1 window is open and on the right 2 windows are open

how can i fix this?

i9 13900k
4070ti
64gb(32gb x 2) ddr5
(drive H:) 4tb m2 drive (Location of ue 5.2)
(drive C:) 2tb m2 drive (location of game file/project)

Hi! I have this issue since a few months. As far I can read the issue is common, but I could not find any answer for this. :confused:
