Trying to make modular building assets

Ok, so I am trying to make modular buildings in Unreal Engine using Blender, the problem isn’t exactly ‘how to model’ but rather how to texture them… I can’t really texture the model and whenever I end up doing the maps for it, it just doesn’t work how it’s supposed to. Anyone know of any tutorials on how to do this? I’ll sit through a modeling one too if I have to just to figure out how to properly texture them.

For me the major problem with Modular assets on UE4, is all meshes need to be closed. Because Distance Meshe Fields.
