The creative lobby creates more issues than it is worth and there is no point for it in the replays. Anytime the replay contains your character loading in the map through the creative lobby, once you are in the actual island (The replay contains the creative lobby, then teleports your character to the island) the props and landscape is blank while the creative lobby is still being rendered.
Interestingly, if you end the game, then restart it, since the replay does not contain the creative lobby loading the props and landscape are properly loaded in.

- When your character is loaded into the island the props and landscape are blank, presumably because the replay still thinks your character is in the creative lobby world
- This is a replay that was done after ending the initial game (Hitting launch session, fortnite loading the creative lobby, downloading the island, then placing your character in the island) and starting a new one. This replay does not contain the creative lobby because I was already loaded into the session. So it seems the replay system capturing the creative lobby is causing issues
This issue already has a bug tracker open on it but is currently “Backlogged”. A simple fix would be presumably be just not recording the creative lobby. I also don’t think this should be backlogged because it is already hard enough to make thumbnails and trailers for maps, an issue like this to a system that is designed for making trailers and thumbnails should be fixed and a top priority.
For creators that are stuck with this issue, if you are planning on using a replay, then you should end the first game that starts when loading into an island. Wait a little, and start a new one, which should be a separate replay that does not contain the lobby and actually render in the terrain.
