realtime texturing in engine

im making a material that acts a bit like substance painter smart materials.
im using these to avoid repetitiveness in module assets that im going to use in a level im making.
you use masks and noises to texture these assets and you have a lot of possibilities because of it.
im going to look if I can use vertex painting to mask instead of texture masks but I have not yet got to learn it
