Question about using official content from epic

Hi,I am a developer from China and I have a question.
Can I use any content in the official demo or other contents from epic such as “Effects Cave” for my own game?
For example,I want to use the ice material in “Effects Cave” for the my game’s ground’s material.
Is there any legal problem?

You can use anything that comes with the editor, such as game template assets, as long as you pay the 5% royalty to Epic whenever you make money on your project/game.
