Hello, I want to create contents and assets with my 3d models for unreal engine and want to sell on marketplace. I will not develope a game. I’m a little confused. Which license do I need to use? Publishing License or Creator License ?

You should use the Publishing EULA. Unlike the Creator EULA, the Publishing EULA enables you to sell your products directly to consumers. You will not owe the 5% royalty under the Publishing EULA for Marketplace sales (Epic receives 12% of Marketplace sales under the Marketplace Distribution Agreement).
