Optimize load map issue

i have a map divide in 16 landscape (landscape proxy), how can i optimize the loading of the map, because now it take 5/10 minuts to load.
i wuold like to load all landscape in a certain distance from the player/character from the point where he spawn.

how can i do that?
can i use box trigger?
streaming volume?
