You should address this question to either scenery rights holder (you can ask the company that made this movie for his contacts) or to a lawyer if you’re planing to hide under the “fair use” case.
Yet I doubt you’ll be able to sell something like this under “fair use”.
I am not a lawyer, but I can assume that if that office is a public place or represents a public place, then it should be under public domain under USA law, so you can use it for whatever (if both you and the office are located in USA).
I can also assume that if it’s not public, then its every bit may be protected by some law and you may need a license to use it for anything.
