I just played the horror game Greenwater and loved the material that was used on the pictures and books. In the right light you could see how dirty/oily the assets were in crisp detail. If you have experience with assets in vr and are interested in tutoring please send me a message.

All you need is a noisy cloudy roughness map to get that result.

Here’s a super quick example, all you need to do is plug that top texture into the base color and the bottom one into the roughness. There’s nothing special or fancy about it. The example in your post used a texture that was a bit noisier than the one I made, you can get the exact same results if you play with it a bit more than I did.
