Landscape material keeps breaking (appearing black and white, transparent). How can I fix / troubleshoot this?

I have a project with a landscape material. Its a mix of materials and grasses.

The frustrating thing is that when I load the project the landscape material will appear black and white (no grey) or the grasses will appear but the textures and the landscape mesh below them will appear transparent.

If I change the material to another and then change it back to the original material it works again for some time, usually until I use a landscape brush or move actors.

It turns out I had made a mistake and accidentally checked ‘Enable Nanite’ in the landscape settings!
