Do royalties apply for architecture visualization?

Say I want to use Unreal Engine (for its rendering prowess), instead of traditional (but antiquated and lackluster) architecture programs like AutoCAD or Lumion, to showcase an architectural project to investors, and then if I get approved, I build that project in real life and sell or rent it. Would I still owe Epic a 5% royalty fee from my earnings because I used Unreal Engine to promote the project?

That’s royalty free so long as you’re not selling the visualization to end users (i.e., the general public). Work-for-hire architecture fees are royalty free.

What if I produced renders of architecture for a Architectural Company. They don’t actually sell these pics they just put it on their catalogue or sth. would I have to pay the the roylty fee from what I’d earn? (let’s say 400 USD a month?) (it’d be a student part time job)

No - there are no royalties on work-for-hire fees or for linear renders (or still shots).
