City and Buildings Creation for level design

Hi, I need to create parts of a city with buildings for my game, naturally I can take screenshots from google maps which is the most realistic result and can be used as reference for image-based modeling but the issue is that the google maps photos are mostly low quality and blurred so they are not good for close viewpoints in the game. On the other hand I can also make some trim sheets from my textures library and use them for the buildings based on what I see on google maps but the problem is that it might lack realism as there are no decals or totally the features we see in a real photo, of course I can enable Ambient Occlusion to fade the edges a bit but I don’t know how practical it would be for game. I can also use manual methods like Substance Painter for each building texture but that’s very time consuming for just 1 person to make a city… So I am a bit confused how to decide. If anyone having experience regarding this, I would be happy to hear. Thanks,
