Blurry textures while creating changeable material blueprint

Hi Everyone,
I’m creating an ArchVis scene, which I want to be able to change a Material Element of a wall by using Blueprint. I’ve managed to do so, but the issue is when I run the project, while changing textures, they are blurry … I tried to try Static, Stationary and Moveable options for Blueprint … turns out for some weird reasons ( for me at least), only static works and while in Stationary and moveable mode, the Static mesh doesn’t receive any shadows, I tried different modes and baked every time, but no luck, unfortunately … I’m attaching some screenshots to clarify the issue.
