Animating materials in material editor / have material or testure change over time ...

    A quick question ...

I was just watching gameplay of a game where you see a jeep driving through rivers and mud and you see the material of the tires and sides of the vehicle change over time, picking up mud, getting wet and so on.
I was just wondering if it is possible to "change texture and material" over time or with triggers on a single mesh (without swapping meshes out).
And is it possible to blend that or "ramp" that so the changes or not "snapping" or too sudden.

Just wondering what you guys think and if someone knows a trick to do this :-)
    Thank you.

Yeah, I did something like that: http://www.isadorasalvetti.com/2016/03/gas-mask.html
Check the documentation, it has some screen caps of the material/ BPs involved.
